Lot 5 High Park Road
About this property
This 35 acre property is located in the High Park Road Association subdivision north of Cedaredge, CO. The property sits on the southern slope of the Grand Mesa at approximately 7,800 in the pinyon and juniper forest. Two creeks traverse the property and the High Park Road cuts through the 35 acre parcel. Part of the High Park Road Association, this mountain land pays annual dues in exchange for summer road maintenance. There is a set of covenants for this property, but they are very reasonable as they allow for as small as a 600 square foot structure and require fire resistant building materials. The property is located in the highly productive GMU 411a multi unit area with over-the-counter elk licenses. The herds on the Grand Mesa are managed for numbers and while you wont likely find a lot of trophy bulls in this area, your chances for filling you tag are still quite high. The subdivision has several places in which to access the adjoining BLM which connects to the Grand Mesa National Forest. This mountain property is very secluded and would make an excellent place to construct a seasonal cabin. The lower lots in the High Park Subdivision have snow removal included, but the upper section (where this property is located) does not at this time, but that could be changed with board approval. No electricity, phone or water are available for this property which makes it the perfect place to construct a cabin or off-grid home.
